What are the qualifications to become a tenant?

Do you run a background or credit check?

Yes, all residents of the property 18 years of age or older MUST submit an application and complete a criminal and credit background screening.

Can I view the property in person before applying?

Absolutely! In fact, we encourage it! We want to make sure you love the property before submitting an application.

Do you have an application fee?

Application fees are paid online - $65 per application (NON-REFUNDABLE once processed)

What do you need as proof of income?

▪ For W2 employees - Two (2) months of current paycheck stubs

▪ For 1099 employees & self-employed – Previous three (3) months bank statements AND previous two (2) years tax returns.

How do I apply?

We go through Buildium for all applications, please see "Apply Now" link from the resident drop down on the site header.

Are you pet friendly?

Yes! Most of our properties welcome your furry friends! Each pet will be a non-refundable fee per month based on the FIDO score from the pet screening profile.

How much is the security deposit and when do you need it?

Typically, the security deposit is equal to one month’s rent and is due within 48 hours of applicant approval. (cashier’s check or money order)

What do I need handy when I apply?

● Last 2 addresses and Landlord Information

● Employer and Previous Employer: Name, Contact, Start Date, Salary

● 2 References – Name, Phone, Relationship - Dependent Information

● Emergency Contact Information

● Copy of ID (driver’s license, ID card, passport, etc.)

● Proof of Income

● Picture of pet(s)

What kind of payments are accepted for rent?

Rent payments (except for first month’s rent which will be paid by a cashier’s check or money order) will be made through the Resident Portal on Buildium as an EFT or credit/debit card.

How do I get keys to move?

On move in day, Emerson will email or text you a lockbox code for your keys.

How do I setup utilities?

You can call all the services (gas, electric, water, trash, cable, etc.) individually yourself or call Citizen Home Solutions at 877-528-3824 and they will aid you in setting up all the services you require.

How do I submit a repair or maintenance request after I move in?

Login to your profile on the resident portal (you can click on the link from the resident drop down on the site header). Then click on the "Contact Us" button in the center of the page under the "Messages" tab. Write your request and we will handle in a timely manner. Remember if it is an emergency then please call 911.

Do you have a resident incentive program?
