  • Eviction Guarantee

    We’re so confident in our tenant screening, we will personally reimburse you up to $1,000 in eviction legal expenses.

  • Monthly Agreement Guarantee

    We stand behind our services with a 100% satisfaction guarantee - never locking you into any long-term contracts. If for any reason you are not completely satisfied with our services, you can cancel your agreement at any time without penalty!

  • Tenant Placement Guarantee

    Should your property become vacant prior to the lease expiration date, Emerson will re-lease your property at our expense. You will not be charged the standard “Leasing Fee” if a tenant terminates the lease early. This includes having to evict a resident.

  • 30-Day Lease Guarantee

    If we are unable to lease your home in 30 days or less, we will waive your first 2 months of management fees!

  • Property Management Transfer Guarantee

    Don’t let a pesky termination fee keep you with a bad management company! After becoming a client, we’ll pay your termination fee at the old company!

  • Rent Deposit Guarantee

    You want your money fast, which is why we ACH your tenant rent on the second Friday of each month!

  • Management Fee Guarantee

    We believe as rents increase, you shouldn’t pay more! Our flat fee management prices stay the same as rents rise, meaning you get to keep ALL of the rent increases!

  • Leasing Fee Guarantee

    You don't pay us a leasing fee until we have a signed lease AND money paid from the tenant.

  • One Contact & Response Time Guarantee

    You as an owner-client have one direct point of contact (your Executive Property Manager) and we return all communication within 24-business hours - guaranteed!

  • Pet Damage Guarantee

    Any damage caused to the home, above normal wear and tear, resulting from the approved pet(s) that is not covered by the security deposit will be reimbursed by Emerson to make necessary repairs on behalf of the owner. This excludes any Service Animals per Fair Housing Guidelines. This Free Pet Guarantee is limited to an amount of $2,000 per pet.

  • Legal Compliance Guarantee

    Our lease agreement is reviewed and approved by a Texas law firm. To ensure utmost Owner protection, Emerson operatesin compliance with fair housing, Texas Property Code, and application screening.

  • One Fee Guarantee

    The monthly management fee is the ONLY fee you pay Emerson. *For Classic Service clients only.
