Move-In Checklist

We Know Moving Can Be a Hectic Time, So Here is a Checklist to Keep You Organized!

  1. Set Up Your Resident Portal

    You should have received an email after the lease was signed with instructions to logon and create your profile. Please check your spam folder if you do not see it in your inbox. Here is the link to the resident portal: Resident Portal. If you did not receive the login instructions or are having trouble please contact Buildium 888-414-1988 so they can resolve your issue ASAP.

  2. Retrieve a Signed Copy of Your Lease

    Review the files in the “Documents” tab on the left side of the Resident portal to download a copy of your lease. Your lease may be required for setting up utilities, forwarding your mail, etc.

  3. Pay First Month’s Rent

    For a standard move in, you will need to pay full first month’s rent through the resident portal 7 days before your lease begins via bank transfer or credit card. For an expedited move in, you will need to pay via cashier’s check 24 hours before your lease begins.

    Please note, if the rent is not received 7 days before your move in date, this will be changed to an expedited move in and a $250 fee will incur.

  4. Set Up All Utilities

    As one of the benefits named in the Resident Benefit Package, you can receive assistance from Citizen Home Solutions in setting up your utilities, for FREE! For your convenience, Citizen Home Solutions can help setup ALL your utilities! Simply use this link: http://myfreeconnection.com/emersonpm

    Utilities (gas, electric, water, trash, cable, etc.) will need to begin on your lease start date (unless a utility will stay in the owner’s name per your lease agreement).

    For a standard move in, you will need to send your utility account numbers as a general inquiry task through the resident portal 7 days before your lease begins or if an expedited move in, you will need to submit 24 hours before your lease begins.

    Please note, if the utility account numbers are not received 7 days before your move in date, this will be changed to an expedited move in and a $250 fee will incur.

  5. Receive Lockbox Code

    You will receive an email with the lockbox code for the house key at noon on your lease start date. Please be sure to check your spam if you do not see it in your inbox!

  6. Retrieve Mailbox Keys (if applicable)

    If you do not have mailbox keys when you gain access to the property on your lease start date, you can go to your local post office with your ID along with a copy of your lease agreement to retrieve keys and the location of the community mailbox.

  7. Complete Move-in Condition Form

    Within 3 days of your move-in date fill out and sign the Residential Lease Inventory and Condition Form. You can find a copy of the document to download here: Move-In Condition Form. Once you have completed the form, please upload as an attachment into the resident portal by submitting a "General Inquiry" task for an Emerson team member to receive. You will also receive a calendly link to schedule a call with an Emerson team member to review the form with you, cover the repair process, emergency number and a few other important items about the property.

  8. Know How to Submit Maintenance Requests

    Be prepared BEFORE a maintenance emergency happens by keeping the 24/7 Emergency Maintenance number handy: 832-802-0848. To submit a maintenance request, please use this link: Property Meld. You received a welcome email from Property Meld after the lease was signed.

  9. Know How to Communicate With Emerson

    For any questions or concerns during your tenancy, simply submit a “General Inquiry” task through your Resident Portal with the details of your request for a team member to respond.

  10. Receive Your Welcome Gift

    Be on the lookout for a gift in the mail to show how excited we are to have you as our new resident! We hope the property gives you that Home Sweet Home feeling!
