Procedures for an application:

Please review this page for information on the application & approval process. After reviewing, please use this link to submit your application.

Property Condition: Applicant is strongly encouraged to view the Property prior to submitting any application. Landlord makes no express or implied warranties as to the Property's condition. Please list in the application any request for Landlord to consider regarding repairs or treatments should applicant and Landlord enter into a lease.

Business Relationship: The relationship between a Landlord and tenant is a business relationship. A courteous and businesslike attitude is required from both parties. We reserve the right to refuse renting to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, is argumentative, or in general displays an attitude at the time of the showing or during the application process that causes management to believe we would not have a positive business relationship.

Please have the following items ready before applying:

● Last 2 addresses and Landlord Information

● Employer and Previous Employer: Name, Contact, Start Date, Salary

● 2 References – Name, Phone, Relationship - Dependent Information

● Emergency Contact Information

● Copy of ID (driver’s license, ID card, passport, etc.)

● Proof of Income (see Application Process section for more details)

● 2 Pictures of pet(s)

Resident Qualifications (PLEASE READ CAREFULLY): We do not pre-screen Applications. Applicants are required to pre-screen themselves with the following criteria and will need to meet the requirements below. If you feel you meet these minimum requirements, you are encouraged to apply.

● Household Gross monthly income must be at least three times (3x) the monthly rent. Unverifiable income will not be considered.

● No Evictions/Broken Leases

  • No outstanding debt to housing providers of any kind

  • Proof of honorable reconciliation required

  • Positive re-established rental history required

● No criminal records and convictions of murder, burglary, sexual assault, indecency with a child, prostitution, human trafficking, elder or child abuse, sex offenses, and similar offenses.

● All bankruptcies MUST be dismissed or discharged.

● Credit approval is subject to credit risk fee below 620 and potentially additional security deposit.

  • Credit Risk Fee. A monthly, non-refundable fee AND upper management approval for the following credit scores:

    • 499 and below - $100/month

    • 500-549 - $75/month

    • 550-599 - $50/month

    • 600-620 - $30/month

● All residents of the property 18 years of age or older MUST submit an application and complete a criminal and credit background screening.

● Smoking is NOT permitted inside the home or garage.

Pet Approval is on a Case-By-Case Basis

● All applicants to complete a profile through https://emerson.petscreening.com/ whether you do not have a pet, have a pet, have a support or service animal at time of applying.

  • Cost for Pet Profile Screening: $20 for first profile, $15 for each additional profile per year. A renewal discount is offered if profile is renewed before expiration.

  • Cost for Service/Support Animal or No Pet Profile Screening: $0

  • Upon completion of the pet screening, we will receive your pet’s FIDO Score from 1 - 5. Based on the score, the following pet rent will be due:

    • 5 - $35/mo

    • 4 - $45/mo

    • 3 - $55/mo

    • 2 - $65/mo

    • 1 - $75/mo

● No Aquariums larger than 10 Gallons allowed.

● No ferrets, reptiles or rodents of any kind are permitted as pets.

● All birds must be confined in cages and not allowed to reside outside their cage.

● Tenants will be evicted for misrepresenting their pet, as well as for being in possession of any poisonous, dangerous, endangered species or otherwise illegal pet. Our pet policies are strictly enforced, and any breach will be grounds for termination of your lease agreement at tenant's expense.

Application Process: Emerson Property Management, Inc. is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA) and the Fair Credit Reporting Act (FCRA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, age, sexual orientation, or gender identity. We also comply with all state and local fair housing laws. We offer application forms to everyone who requests one.

● COMPLETE applications are run in the order they are received

● All applications and fees are submitted ONLINE.

● An application is considered COMPLETE when:

o Filled out online

o Application fees are paid online - $65 per application (NON-REFUNDABLE once processed)

▪ Anyone over the age of 18 must submit an application and complete a criminal and credit background screening.

o Copy of ID (driver’s license, ID card, passport, etc.)

o Proof of Income

▪ For W2 employees - Two (2) months of current paycheck stubs

▪ For 1099 employees & self-employed – Previous three (3) months bank statements AND previous two (2) years tax returns.

o Profile is complete through https://emerson.petscreening.com/ (whether you do or do not have a pet/animal)

Please Note:

● Incomplete applications will not be processed

● Applications may take between 3 - 5 business days to process. Emerson Property Management or representative will run credit, criminal, eviction history, verify employment, income and rental history.

Reasons for Denial of Applications:

● If you do not make three (3) times the rent amount.

● If we are unable to verify your income, we must deny the application.

● If you do not have three (3) years rental history, excluding friends/family.

● If you failed to give proper notice when vacating a property.

● If previous Landlord(s) would be unwilling to rent to you again for reasons pertaining to your behavior or that of any family member, guest (welcome or not), your pets, or any animal on the property during your tenancy.

● If you have had three or more late payments of rent within the last 12 months.

● If you have an unpaid collection filed against you by a Property Management Company.

● If an unlawful detainer action or eviction has occurred within the past five (5) years.

● If you have recently received 3-day notice to vacate.

● If you have had two (2) or more NSF checks within the last 12 months

● If you have filed for bankruptcy or foreclosure within the past 24 months we may deny your application.

● Any bankruptcy must have been discharged at least one year prior to the date of your application.

● If you have allowed any person(s), not on the lease, to reside on the premises.

● If we are unable to verify your information, we must deny the application.

● No businesses may be operated from the property. If you have a home-based business that you think we might approve please let the Leasing Agent(s) know.

● If misrepresentations are found after the lease agreement is signed, the lease agreement will be terminated.

● If the total number of residents and occupants exceeds three (3) persons per bedroom, exceptions are outlined in the Texas Property Code.

Congratulations! You have been approved! Here’s what happens next:

● Once an application has been approved, we require your client’s desired move-in date within 24 hours of approval.

● A $250 expedite fee is charged to anybody who wants to move into the property with 3-5 business days of being approved.

● Emerson Property Management must receive the signed agreement and the security deposit within 48 hours (excluding Sundays) of Acceptance Acknowledgement email from Leasing Agent.

Submitting the Security Deposit:

● A cashier’s check or money order, equivalent to the first month’s rent, must be made out to Emerson Property Management, Inc. We cannot accept personal checks for the security deposit.

● The security deposit needs to be in the possession of Emerson Property Management or representative within 48 hours (excluding Sundays) of Acceptance Acknowledgement email from Leasing Agent. If the security deposit is not received within 48 hours (excluding Sundays), we reserve the right to process other applicants. In the event of this, your client will not be reimbursed for the application fee.

● Once the Security Deposit is paid, Emerson Property Management will remove the property from the market and will not lease the Property to another person. Emerson Property Management does not hold any property more than 30 days.

● Once the Security Deposit is paid, if you decide not to sign the lease agreement and/or move into the property on the agreed-upon date, Landlord will retain the Security Deposit and may lease the Property to another person.

First Month’s Payment and Obtaining Keys

● After the lease has been signed by both parties, the resident(s) will be set up with a Resident Online Portal, where they will pay the rest of their fees, as well as their monthly rent.

● Due five (5) business days BEFORE the Move-In date: o Credit Risk Fee. A one-time, non-refundable fee

o Credit Risk Fee. A monthly, non-refundable fee AND upper management approval for the following credit scores:

▪ 549 and below - $75/month

▪ 550-599 - $50/month

▪ 600-620 - $30/month

For multiple applicants: Simply add the credit scores together and divide by the number of applicants to arrive at the determining number for the approval process. Example:

● Applicant 1 has a score of 600

● Applicant 2 has a score of 550

● Gross Score: 1150

● Divide by Two = 575

● Combined score = $50/month Credit Risk Fee

Due 24 hours before the Move-In date:

o First full month's rent payable to the broker via Certified Check. CHECK MUST BE IN POSSESSION OF BROKER OR LEASING AGENT WITHIN 24 HOURS OF MOVE-IN DATE.

Keys cannot be given unless first months’ payment, along with additional fees listed above are paid.

Do not remove lockbox from Door or Hose Bib! You will be charged a TRIP FEE if lockbox is removed after access is granted.

PLEASE ENSURE YOU HAVE FILLED OUT AND RETURNED THE RESIDENTIAL LEASE INVENTORY AND CONDITION FORM PROVIDED BY YOUR AGENT OR REALTOR WITHIN THREE (3) DAYS OF YOUR MOVE-IN DATE. IF YOU DO NOT HAVE THE FORM, A BLANK COPY CAN BE FOUND ON THE RESIDENT SITE UNDER DOCUMENTS. COMPLETING THIS FORM WILL PROTECT YOU AND THE OTHER RESIDENTS FROM BEING CHARGED FOR THE PREVIOUS RESIDENTS DAMAGES.
