Requiring Additional Insured
We now require owners to add Emerson Property Management as additionally insured. This, in turn, extends coverage to us and could potentially reduce your insurance premium, owing to the lower risk profile and professional oversight we provide. We aim for a unified stance against potential issues like tenant disputes or other legal matters.
No More Electronic Lock Sets
In light of ambiguous regulations in the Texas Property Code and security concerns, we have decided not to accept electronic lock sets. If your property currently uses electronic locks, you’ll need to replace them with traditional, keyed locks. This ensures compliance with the Texas Property Code, ensuring safety and security.
Exciting New Guarantees
90-Day Risk-Free Guarantee
Our new 90-day guarantee is designed to eliminate your risk. If within 90 days you decide our services aren't meeting your expectations, you can terminate our agreement without any Emerson charges. We believe in proving our value to you, and this guarantee is a testament to our commitment to client satisfaction.
365-Day Vendor Labor Guarantee
We hold our vendor network to the highest standards, and we’re proud to extend a 365-day vendor labor guarantee. If any repair handled by our vendors fails within this timeframe, we ensure the vendor will return to fix the issue without any labor cost to you. This further reinforces our dedication to providing reliable service.
